Key Responsibilities
- Staff
Leadership: Hire, train, schedule, and evaluate maintenance
technicians. Assign daily work orders and ensure high-quality, efficient
task completion.
- Preventive
Maintenance: Develop and implement proactive maintenance programs to
minimize equipment downtime and extend the lifespan of building assets.
- Site
Inspections: Conduct regular property and safety inspections to
identify required repairs and ensure adherence to local building codes and
safety standards (such as OSHA).
- Vendor
& Contractor Relations: Source, negotiate, and coordinate with
external contractors and vendors for specialized or large-scale repairs.
- Inventory
& Budget Management: Monitor monthly maintenance budgets and
maintain an optimal inventory of tools, parts, and supplies.
- Tenant
Relations: Respond promptly to urgent maintenance requests and tenant
complaints to ensure a high standard of living or operational efficiency.
Essential Qualifications & Skills
- Technical
Expertise: Advanced knowledge of building systems, including HVAC,
plumbing, electrical, and carpentry.
- Leadership
& Organization: Strong communication skills with the ability to
manage and motivate a team. Familiarity with Computerized Maintenance
Management Systems (CMMS) is highly valued.
- Experience:
Typically requires 3-5 years of hands-on maintenance experience, with
previous supervisory or lead-technician experience preferred.
- Education:
A high school diploma or equivalent is standard, though trade school
certifications or degrees in facility management are strong assets.
